Maintenance Coordinator #27

The Maintenance Coordinator coordinates and/or provides maintenance for all aspects of LifeWorks NW's facilities including interior/exterior and including but not limited to: walls, floors, doors, lights, furnishings, roofs, plumbing, electrical, HVAC, vehicles, litter and landscaping.

Location: This position is based out of LifeWorks NW's Sylvan site. 

Pay: $25.85 starting hourly pay plus, Full benefits.

Essential Responsibilities:

  • Inspects and submits reports on LifeWorks NW properties (interior and exterior) on a scheduled basis but no less than quarterly.
  • Per findings of the reports, does up work orders to take care of findings as well as assigning projects (more than routine maintenance) needed on the project list.
  • Works with Facilities Director to prioritize project timelines, details of projects and communication to site-specific staff regarding when project(s) and the timeline for completion.
  • Responsible for managing daily work orders and assigning them to the appropriate maintenance technician as well as assigning priority to those needing immediate attention.
  • Maintains interior/exterior and grounds of facilities including walls, floors, doors, lights, furnishings, roofs, litter and occasional landscaping.
  • Moves and replaces interior furnishings as needed.
  • Inspects facilities and determines problem areas that need repair or upgrading/updating.
  • Troubleshoots plumbing, electrical and some machinery when problems arise.
  • Assists in the coordination of contractors on outsourced projects as directed by the Facilities Director.
  • Coordinates activities of maintenance staff and courier to minimize impact on organization staff and/or clients.
  • Check e-mail/voice mail daily when working and on-line trainings as necessary and accurately completes on-line timesheets.
  • Travels between sites or in the community in LifeWorks NW vehicle.
  • Required to carry a pager during off hours and occasionally work evenings and/or weekends.
  • Point person for facility maintenance/emergencies when Facilities Director is on PTO
  • Provides assistance to team members with work issues

Qualifications: 

  • Requires high school diploma or equivalent and some specialized classes/training in specific areas including but not limited to OSHA and HVAC.
  • Seven plus years of facilities maintenance experience doing general maintenance including electronics, plumbing, HVAC, remodeling, machinery, etc.,
  • Previous Facility management experience completing all general maintenance functions directly and/or directing staff/contractors in completing those functions required.
  • Previous supervisory experience overseeing employees performing varied and diverse maintenance activities is preferred.
  • Must be able to lift up to 50 lbs occasionally.
  • Basic computer skills including keyboarding, use of mouse, ability to navigate website and use common web browser. Ability to learn proprietary software as needed.
  • Requires valid driver's license and verification of safe driving record from DMV.
  • Requires the ability to carry rotating pager for one week at a time as needed. While carrying a pager must have ability to respond immediately to crisis calls by phone in person as needed.
  • Demonstrates effective communication skills and maintains a cooperative working relationship with others in a culturally diverse environment.
